So have you ever had an appraisal made on your home and you thought the appraiser may have left something out? Was it some feature of your home that you found great value in and you could not understand why it was not included? If the appraiser did leave something out there may be a good reason for this.
An appraisal includes all real property, which includes permanent improvements. Permanent improvements generally include items that cannot be removed without causing damage to the underlying real estate. I published a post previously regarding out buildings, however there are various other items that are not included in an appraisal because they can be easily removed. You may think I am crazy for listing some of these but I have included them because people have asked me about it in the past and I would like to pass this along to you. Some of these items include the following:
- above ground pools
- portable hot tubs
- slide in refrigerators
- swing sets (large custom built sets)
- washer/dryer
- pool tables
- riding lawn mowers/tractors
- gazebo (not on permanent foundation)
- counter top microwave ovens
- removable wet bar (with no built-in plumbing)
Did any of these items surprise you? Some of them can be rather expensive so it is understandable that you may be alarmed if they are not included, however if they are not permanently affixed to the real estate they cannot be included. In addition, lenders do not want to make a loan on a property considering these items because they could be removed, therefore decreasing the value of the property.
