Can I be your appraisal resource in 2016?
One of my main goals in writing this blog is to be an appraisal resource for homeowners, real estate agents, attorneys, accountants, and anyone else that uses appraisal services. Knowing the ins and outs of the appraisal process is not something everybody wants or needs to know, but knowing where to find information about it when you need it is invaluable.
While it is good for those that are in the real estate profession to have a basic understanding, it can also be valuable to have someone that explain these things to you when you need to know. I hope that this blog can be an appraisal resource for you when you need it. In addition to my blog I am always happy to help in various other ways which I will describe below.
I can speak at your office on various appraisal topics
If you need a speaker at your office meetings to discuss the appraisal process and common questions asked of appraisers I can help you. I’ve spoken on the following topics:
- Appraisal Basics (What and why appraisers do what they do)
- How do appraisers make adjustments
- FHA Appraisal Guidelines (including most common repair items)
- How to prepare for the appraisal
- Tips in working with an appraiser (what agents should and shouldn’t say)
- Challenging a low appraisal
- How to find out the qualifications of an appraiser
- Local market trends
If there are other topics you are interested in give me a call and we can talk. View the video below to see what others are saying about my speaking engagements.
I can provide house measurement services
One area of business that I saw increase in 2015, and which I expect to see more growth in 2016, is that for house measurement and floor plan sketches. I’ve written extensively about the importance of accurate gross living area calculations for real estate agents and their listings.
In addition to disclosing accurate information in their MLS listings agents can be proactive with their real estate agents boards by providing accurate data that will help the board provide accurate statistics. One of the most important pieces of data needed to build on this statistical data is the accurate square footage of the home.
I have seen numerous errors with square footage in MLS listings in the past but this can be eliminated by either learning to measure the house themselves or hire someone to do it for them. I provide house measurement and floor plan sketches for agents that can be used to provide accurate square footage as well as including the sketch within the listing to provide additional information to potential buyers. This is one way for an agent to set themselves apart from other agents that can be used to obtain more listings.
Question?
Do you have new agents that need a basic understanding of the appraisal process? Do you have questions that keep cropping up about appraisals but don’t have anyone to ask? Are you trying to find speakers for your sales meetings that will help your agents be smarter at their job?
If the answer to these questions is yes then give me a call to see if I can be an appraisal resource for you and your business. If you have a question or anything else to add let’s continue the conversation and leave a comment below. Thanks again for reading.
