I do a lot of appraisal work in Alabaster, Alabama and thought I would share with you information on residential sales so far in 2012, compared to 2011. I think the overall health of the Alabaster market has been good, however some statistics are better than others. This year has seen an increase in the number of homes sold. The makeup of sales has shifted somewhat from what it was in 2011. A larger percentage of the total sales in 2012 were “normal” transactions, with short sales, foreclosures, and REO sales making up a smaller percentage of the overall number compared to 2011.
Even though there were less distress sales, the median price of homes decreased in 2012. This could be caused by sellers lowering their prices to make their homes more competitive. A gradual decrease in inventory since 2007 should eventually begin to help prices but for now prices are still being held down from years of foreclosure activity.
